North Texas Community Guide
Living in Canyon Falls, Northlake, Texas
A practical guide to Canyon Falls homes, amenities, shopping, school zones, city boundaries, transportation, and the growth happening around this master-planned community.

Canyon Falls Overview
Canyon Falls combines master-planned amenities with a location that crosses city lines.
Canyon Falls is a large, nature-oriented master-planned community in Denton County located across portions of Northlake, Flower Mound, and Argyle. The community sits north of Cross Timbers Road/FM 1171 between US 377 and I-35W, placing residents within reach of Fort Worth, Denton, DFW Airport, Alliance, and the western side of the Dallas-Fort Worth Metroplex.
The community is known for open space, parks, trails, pools, a clubhouse, fitness facilities, a splash pad, a dog park, fishing ponds, and community events. If you’re considering a home here, the address matters. City limits, school zones, builders, taxes, utilities, HOA requirements, and nearby development can differ from one section to another.
Location and Commute
Getting around from Canyon Falls.
The community is positioned along the FM 1171/Cross Timbers Road corridor, with US 377 to the west and I-35W to the east. Your commute will depend on where you’re headed, when you leave, road construction, and which neighborhood entrance you use. If you regularly travel to DFW Airport, Fort Worth, Denton, Alliance, Roanoke, Flower Mound, or Southlake, try the drive at the times you’ll actually be on the road.
Areas and Neighborhood Sections
The exact section of Canyon Falls matters more than the community name alone.
Canyon Falls includes multiple villages, phases, builders, and housing styles. Some sections are associated with Northlake, some with Flower Mound, and some with Argyle. When we compare homes, I’ll help you look at the details for each address so you know what you’re buying.
City and Phase Differences
Municipal boundaries can affect taxes, utilities, emergency services, permitting, parks, and future planning. Confirm the city shown for the property and the services delivered to that address.
Home Styles
Depending on the section and construction period, buyers may find resale homes, newer homes, townhome-style options, different lot sizes, and a range of builder floor plans.
Northlake Sections
Many Canyon Falls homes are in Northlake. Check which taxing entities, utility providers, and city services apply to the home you’re considering.
Flower Mound Sections
Some Canyon Falls property addresses fall within Flower Mound. Flower Mound maintains an official Canyon Falls resource page and identifies the community as part of the Denton Creek District.
Argyle Sections
Some western or southern areas are associated with Argyle and may connect to Argyle ISD. Boundary and feeder-pattern information should be confirmed with the district for the exact address.
HOA and Amenities
Review the current HOA documents, fees, transfer requirements, amenity rules, and any section-specific restrictions before the option or document-review deadlines.
Market and Pricing
Canyon Falls pricing depends on section, age, builder, and current competition.
One average price won’t tell you what a particular Canyon Falls home is worth. I look at the city, school district, age, builder, lot, floor plan, updates, HOA costs, and taxes, along with the resale and new-construction homes competing for the same buyers.
I compare recent sales with the homes available now, including price reductions, seller concessions, builder incentives, and days on market. We’ll also look at lot premiums, warranties, and estimated monthly costs. For a new home, the builder’s current terms and incentives matter just as much as the advertised price.
Schools and Districts
Canyon Falls school zones can differ by exact property location.
Canyon Falls is associated with both Argyle Independent School District and Northwest Independent School District. City limits, mailing addresses, community names, and school boundaries are not interchangeable. Attendance zones and feeder patterns can also change as districts respond to enrollment and new campuses.
Argyle ISD has published transition and growth information involving future middle- and high-school feeder patterns, including the Canyon Falls High School area. That is a reason to verify the current attendance assignment with the district before relying on a school name shown in a listing, builder material, or older neighborhood post.
Lifestyle, Shopping, and Local Amenities
The community provides everyday amenities, while larger retail and dining areas are nearby.
Within Canyon Falls, residents have access to community amenities that include parks, paved and natural-surface trails, pools, a splash pad, a fitness center, a dog park, fishing ponds, a clubhouse, and a historic hay barn. The open space and trails are a big part of what living here offers.
For shopping and dining, buyers commonly compare nearby destinations including Bartonville Town Center, Northlake Commons, the Shops at Highland Village, Lakeside DFW, Southlake Town Square, Alliance-area retail, and the restaurants of Roanoke. Think about which of these places you’ll use regularly and how they fit your errands, school route, and commute.
Expansion and Future Development
Canyon Falls is established, but the surrounding area is still developing.
Northlake, Argyle, and Flower Mound are continuing to plan for new homes, commercial uses, public facilities, utilities, and transportation improvements. The Town of Northlake’s long-range planning documents describe continued growth management through 2045, while the Town of Flower Mound identifies future commercial opportunities, a multifamily project, and additional build-to-suit potential within the broader Canyon Falls area.
Transportation planning is also important. TxDOT and Denton County have studied and advanced planning for a new-location FM 1171 connection between west of FM 156 and I-35W. Project timing, final alignment, funding, construction impacts, and traffic benefits can change, so buyers should review the current official project information rather than rely on older marketing language.
Growth can bring more services and employment access, but it can also mean construction activity, changing traffic patterns, future commercial or multifamily uses, and evolving school boundaries. I’ll help you look at how those changes could affect the home and your daily routine before you make an offer.
Practical Buyer Checks
Confirm the details that can change the monthly payment and daily routine.
School Boundary
Verify the assigned district, campus, feeder pattern, transportation, and enrollment information with the district for the exact property address.
Taxes and Special Districts
Review city, county, school, hospital, college, PID, MUD, TIRZ, WCID, and other applicable taxing or utility entities. Northlake identifies special districts that may support infrastructure or services.
HOA Documents
Confirm current dues, transfer fees, amenity access, rental rules, architectural controls, maintenance responsibilities, and any pending or approved assessments.
Utilities and Services
Verify water, sewer, trash, electric, gas, internet, and emergency-service providers by address. Service areas can differ inside the same master-planned community.
Floodplain and Drainage
Review floodplain mapping, drainage patterns, ponds, creek corridors, retaining walls, and any nearby open-space or preserve areas during due diligence.
Construction and Future Uses
Check undeveloped tracts, planned roads, commercial or multifamily proposals, construction access, noise, and how future phases may affect the property.
Common Questions
Questions about living in Canyon Falls.
Before you start looking at homes, it helps to understand how the community works and what living here could cost. Here are answers to help you get started.
Is Canyon Falls in Northlake, Argyle, or Flower Mound?
Canyon Falls spans portions of Northlake, Argyle, and Flower Mound in Denton County. A mailing address alone doesn’t tell you which city services or taxes apply. I’ll help you check the municipality and service providers for each home you’re considering. See the town’s community overview.
Which school district serves Canyon Falls?
Canyon Falls is served by Argyle ISD and Northwest ISD, depending on the property address. Confirm the assigned campuses with the district for the school year you plan to move. Boundaries can change, and a school listed in an older home listing may no longer be the assigned campus. Start with Argyle ISD’s boundary resources or Northwest ISD.
Do taxes and HOA costs differ between sections of Canyon Falls?
Taxes can differ by address because the city, school district, and other taxing entities may differ. The HOA publishes a 2026 quarterly assessment of $608. Before you commit, we’ll confirm the assessments, fees, and tax details for the specific home. I wouldn’t assume that a nearby home has the same total ownership cost.
What is included in the Canyon Falls HOA?
The HOA’s published 2026 quarterly assessment includes the base HOA assessment, front-yard landscape maintenance, and internet/TV service. Its resident page lists $371 for the HOA, $69 for front-yard maintenance, and $168 for internet/cable, totaling $608 per quarter. The community also offers resident amenities and lifestyle programming.
Private clubhouse or haybarn reservations cost extra. Before buying, confirm the current service package, landscaping scope, amenity rules, and any additional charges with the HOA. Review the HOA’s resident information and assessment details.
What should I compare when choosing a new home versus a resale in Canyon Falls?
Compare the total cost and terms, along with the home itself. I’ll help you look at builder incentives, any lender requirements tied to those incentives, upgrades, warranties, inspections, completion timing, and nearby resale sales. A lower advertised price or a large incentive doesn’t tell the whole story. The better choice depends on your budget, timing, and the terms available when you buy.
What amenities does Canyon Falls offer?
Canyon Falls offers swimming pools, a splash pad, a fitness center, a clubhouse, parks, paved and natural trails, a dog park, catch-and-release fishing ponds, and community events. Think about which amenities you’ll actually use and how close they are to the homes you’re considering. Check current hours, access requirements, and reservation rules with the HOA. Explore the community amenities.
What nearby development should I consider before buying in Canyon Falls?
Look at planned uses for nearby undeveloped land, road projects, and school-boundary changes. A view of open land today doesn’t guarantee it will stay that way. I’ll help you review the available plans and questions to ask before making an offer. The Flower Mound Canyon Falls page and Northlake’s comprehensive plan are useful starting points; project details and timelines can change.
HOA information checked October 2, 2026. Confirm current charges and property-specific details before purchasing.
